When preparing for a listing presentation, it’s important to understand what sellers are expecting from you as their real estate professional. A strong listing presentation should give them the confidence that you are the right person to sell their home. Based on experience and consistent feedback, there are three key areas every seller expects you to cover:

1. Pricing strategy. Sellers want more than just your opinion on price. They expect data to support your recommendation. This means providing comparable sales that are truly similar in style, size, layout, and condition. For example, if they have a four-bedroom, two-and-a-half-bath colonial with 3,000 square feet, they want to see homes with the same features. They are not interested in properties that do not match. Your pricing approach should be clear, supported by evidence, and easy to understand.

2. Marketing strategy. Sellers want to know how you will bring buyers to their home. They expect you to outline your full marketing plan. This might include professional photography, virtual tours, drone footage, or online lead generation. It is not enough to simply list the home and hope buyers show up. They want to see exactly how you plan to create interest and increase showings.

3. Communication and guidance. Sellers expect regular and clear communication. Some may prefer weekly updates while others may want more frequent check-ins, but what they all want is consistency. Your communication should be confident and informative. Each time you follow up, you should have something meaningful to share, such as showing feedback, marketing updates, or activity reports. Sellers want to know you are engaged and actively working on their behalf.

Sellers are looking for a real estate professional who can price their home accurately, market it effectively, and keep them informed throughout the process.
